The banks are willing to divest notes and properties for 20-60% of book value depending on the state of the asset.  Granted putting financing together to leverage these kinds of opportunities is very difficult in this time.  I have found that putting a consortium with family and past clients paralleled well with my acquisition strategy.  After all, cash is the king negotiating tool.  Match that with only 7-10 days of due diligence and the fruits become yours for the picking.

The large banks are difficult to work with because of the corporate structure in place and set policies, it is difficult to even find the bankers responsible for the work-outs.  Smaller, local institutions are much easier and flexible to deal with.  Many times you can approach the CEO directly and inquire about assets available.  Bankruptcy attorneys are also a great resource for leads to distressed assets.

6. Most importantly.  Show the world what you can do on your own.  Can you stand on your own two feet?  You won’t get far trying to ride the next person’s dick or mine at least.  Even though it may feel so good.

Solution:

Step 1 - Look at yourself for who you really are.  This is much more difficult than it sounds.  We always want to portray ourselves as a good person.  But you have to look beyond that from a reality perspective and understand your flaws.  Is your hygiene bad?  How about your personality and social skills?  How long has it been since you’ve been laid?

Step 2 - You know your flaws now.. fix them!  Create a plan & execute.  Make constructive goals for yourself so you don’t fall in characteristics of a punk bitch.  Make a name for yourself!  Stop wasting time gocking and worrying about other peoples business, that’s just plain creepy.  In the end the only person that cares about you is yourself, so worry about yourself and not others.  Make a change for the better.. Get a haircut, try to shower at least daily and wear plenty of deodorant and cologne.  Attend more social events and develop your personality. Try a dating site, I’m sure they are creepy chicks looking for a creepy guy like you.
